OWNER NEEDS TO MOVE & WANTS ACTION !!
GUIDE PRICE MID/HIGH $700,000's
Yes, the owners know the market has moved and the RV of $900,000 is not realistic, however the sellers are. They have purchased elsewhere (in Woburn still) and this puts them in a situation of owning one house too many. Urgent action required now!! - the time is right to negotiate on an excellent house, in the right location.
You wouldn't even know it was hidden here. Tucked down a secluded, private driveway, capturing the sun, sits this impressive 250m2 low maintenance, clinker brick, single level family home. Sited on 858m2 of land (including driveway).
Comprising kingsize master bedroom and ensuite and a separate children's wing offering 2 double bedrooms and bathroom. There is an abundance of living areas with 2 studies, walk-in- storage room plus double internal access garage.
Dining area, lounge and galley kitchen flow well to private and sheltered spacious outdoor living and lovely established lawn, gardens and family area.
All this in a premium, quiet Woburn street for you to move in - live, relax and enjoy. Viewing highly recommended.

A Message From The Owners
HOW TIME FLIES..........
Our family has been here for ten years now - it seems only like yesterday that we saw this house, and were impressed by its privacy, uniqueness and abundance of living areas. Both our children were born and raised here and we are very reluctant to leave, but due to parents passing away recently, we are moving to their family home ... in Woburn of course!
Lazy Summer Days
With young children we've benefited from alfresco dining that this house offers. With a totally private, and sheltered courtyard and excellent indoor/outdoor flow we dine outside almost every night in summer (leaving any mess for the cat to clean up!). And if you have green fingers you will appreciate the maple garden - a stunning courtyard feature.
Warm Winter Nights
We can't stress more how warm this house is during the winter. Concrete foundations, ceiling insulation and brick exterior, together with gas ducted heating contribute to an extremely efficient house. (It takes only a short amount of time to heat the house and warmth is retained throughout the day and night.)
Life's Too Short
For a busy, active family cork floors are great - easy to clean and to crawl on in the early days! And we have also appreciated separate bedroom wings (defining 'kids space' and 'grown-up space'). Having only one entrance/access into the property has been fantastic as the children can extensively use the property safely once the front gate is closed and is an added security feature when holidaying (we put a padlock on the gate).
The Bigger the Better
Ten years ago the previous owners outdid themselves and turned a four bedroom house into three - resulting in a 'mega' master bedroom. (Our superking looks kind of small in there!) There are two separate wardrobes (one walk-in for mum) with a spacious ensuite comprising shower, toilet and twin sinks. The bedroom also opens out onto the back garden and gets all the morning sun. And if you take a peek in the wardrobe you'll also find a safe that we dyna-bolted to the floor!
Out With the Flared Trousers and in with the Flair
The previous owners also redecorated the whole house, introducing a more contemporary style (more 90s and less 70s!). They repainted the walls, put in ceiling features, new carpet and a gas fire in the lounge. They did a total refit of the kitchen, added high perimeter fencing and landscaped the entire property including stylish paving both front and back.
Points to Note:-
3 Bedrooms, 2 bathrooms, 2 living rooms and 3 studies
Low maintenance
Single floor dwelling
Decrabond roof (which we have 'de-lichened' every two years)
Copper downpipes
Quality bathroom fittings (including spa bath and taps with ceramic washers)
Gas hot water with mains pressure
Gas fire in the lounge
"Real" Brustic Fence installed (not the imitation kind)
Landscaped gardens with enough lawn space for the kids to play
New Garage Door opener
New insinkerator
Alarm
Safe
Quiet neighbours
North facing
High fences surrounding the property giving you privacy and shelter
Fly screens and safety latched windows
Gas ducted heating
Established vege patches
Garaging for two cars with internal access
Outdoor sensor lights both in the courtyard and driveway
Storage cupboards in every room (for the hoarder that lurks in everyone!)
Spacious 'galley' kitchen with plenty of cupboards all on rollers or fixed with micro lights that turn on when opened
Double oven and gas hobb
A 'bigger than average' fridge
Spacious separate laundry with internal washing line
All of these features have combined to make a very easy style kind of living for our family. (So we are not really so surprised that ten years has gone by!). We've loved the low maintenance and the fact that the house offers several 'living' spaces, both indoor and out.
As mentioned we sadly leave this house with fantastic memories and hope that the next owners will appreciate and benefit what 48a has to offer as much as we have.
Cheers
The Morresey Family
