Location
- Inner City
This one has opportunity written all over it. An elevated Avenues site with a 210m2 two level solid brick and block home.
Yes, it's definitely seen better days. But in the right hands its future looks promising. The Eleventh Avenue location puts it in that "five minute zone" for central city access, its situation right in the middle of everything - easy for work, schooling, entertainment and play. Memorial Park is directly across the street, the water's edge so close. You have to get up to the home to fully appreciate the park and sea views. The drive curves up from a street side garage. There is a surprising amount of parking outside an upper garage. It is a double, separate from the house and currently with enough grapevines to start a boutique winery crawling over it and along the bank behind!
Most of the interior is pretty basic, yet revealing hints of what has gone before and what it could be. The dining room has a lovely bay one end with big windows framing the views to the estuary. Timber floors extend through the lounge which steps down slightly to a sunroom for more sea views. There are two double bedrooms and a big and friendly bathroom upstairs; plus, of course, the obligatory large laundry at the back door. Downstairs is nearly as big again with a bedroom each side and a substantial office. One bedroom opens direct to what was a garden before it got overgrown! This room could become a second lounge. The garden could become a thing of beauty, nicely secluded from the street below. The separate toilet and bathroom on the lower level and carpets appear to have been updated since the 1950s.
To Avenues lovers the opportunities will be obvious, the benefits of renovation clear. The home is well configured for family life and probably twice as solid as many new ones. You may find it's more cosmetic (quite intensive surgery but still cosmetic!) than structural. Your reward will be a family property that allows you all to have a life. Children will be handy to schools and after school activities. You won't need to be a taxi driver. City business people can walk to work. The park offers a wonderful place to exercise the dog or the children.
And while the street is reasonably busy you are insulated by living well above it, in splendid isolation but handy to all the action. If you are looking for potential in the Avenues you really do need to see this one. It may surprise you. The bones are strong, the proportions good, the view surprisingly wide, the condition very redeemable. A well located "sows ear" with definite "silk purse" possibilities.
