Where Tauranga City is Heading

A rare Tauranga city fringe development opportunity with the potential for 180 new lots.

The way Tauranga is marching outwards and identification under the Housing Accords and Special Housing Areas Act (2103) of Tauranga as a growth area in need of additional housing leaves little doubt that where there is country within or beside the city boundary now there will be city within a decade.

This 21 hectare property in three adjoining titles is a prime example - 13 hectares is already zoned residential, the remaining five now approved under the housing accord. One could suggest that the property would be purchased by people wishing to live in the country by the city with grazing and orchard income, settling into a comfortable three bedroom Lockwood home wrapped in north facing decks, with gorgeous rural, urban and coastal views.

But the obvious future for this property lies in development. While the potential in the land is clear the property also has assets which may be appreciated by future planners. It is sunny and sheltered from prevailing winds. There are pretty small streams through gentle gullies; a pristine waterfall concealed in a vale of trees (suggesting a pretty rural walkway could be incorporated in a residential subdivision) and the property shares a long boundary with the Kaitemako River (adding attractive recreational possibilities). An established greenbelt and some stands of pine trees add interest and options for sensitive development of a desirable place to call home.

This is where Tauranga city is heading. The purchaser of this property will come in on the cusp of future development and reap the benefits of a city where 180 new homes will not be nearly enough.
