Negotiating range $520,000 - $540,000

Leaving 26a Rossiter Crescent in New Plymouth will be a wrench for owners Rod and Megan.
"It has been our family home for 28 years," says Rod. But now it is time to downsize and move to something smaller.
The four bedroom, two-storeyed house sits on 1076m2 of land, where magnificent mature trees are part of the green surrounding the area. "There is a native reserve just three houses down, so we are often serenaded by tui. Wood pigeons are also regular visitors."
The cedar-and-brick house is situated at the rear of a shared driveway where it and the two neighbouring houses fit beautifully together and into their surroundings.
Rod and Megan have made changes to the house over the years with the result that it looks and feels modern. The kitchen is a perfect example. "My wife designed it," says Rod. "It is not large, but it is functional and very attractive."
He is not wrong. Drawers and cupboards, a range hood and splashback, cleverly disguised cupboard space, and wood trims are all features of a much younger house. Large kitchen windows look out to the trees and gardens and let in light and warmth.
A quirky, but useful, feature is the pull-out shelf beside the dining table. "We put the phone there and if it rings during meal time we can reach over, pull out the shelf and answer the phone. It saves leaving the table and the room."
The living area is open-plan, light and sunny, with gas heating for colder days. The lounge has a sloping ceiling with exposed beams, continuing the natural theme.
A trellised deck stretches along the front of the house and is accessed through sliding doors in the lounge. The master bedroom also opens to the deck. "We rarely draw the curtains because it is so private here and we are sheltered by the trees," says Rod.
There are two bedrooms upstairs, including the master, and two downstairs plus a large study. The laundry has been moved into the upstairs garage and a gas Infinity water heater has been installed.
The bathroom next to the master bedroom has been remodelled and contains a separate shower and spa bath. The master bedroom stretches from the rear to the front of the house and contains a walk-in wardrobe and is spacious enough for a king-size bed. Painted in Ivory Tusk, the same colour used throughout the house, the room is light and airy. "It's really warm in winter," says Megan.
The house has plenty of storage space with a double-door linen cupboard in the hallway and spacious wardrobes in the bedrooms. An area under the stairs makes a perfect wine cellar, says Rod.
Downstairs is another double garage, the second bathroom and another living area that comprises a large lounge/rumpus room (with a kitchen sink unit) and two big bedrooms, perfect as a teenage retreat or somewhere for the parents to hide. Sliding doors in the lounge open on to a paved patio.
Rod is a practical man and, as every Kiwi bloke knows, he needs a shed. And what a shed he has. It's 97m2 and has room to house three cars or a car, a boat and a motorhome. Rod ensured that the door is high enough to allow a large bus to park inside. "I've put in a new three-phase switchboard so I can run all sorts of power tools off it."
So with a double garage upstairs, another downstairs and the shed, there is garaging for seven cars.
Beside the house and behind the shed is a sheltered barbecue area. There is also a garden shed on the far side of the shed.
Rod and Megan have particularly enjoyed the way the sun follows the front of the house, the living areas and the master bedroom. "It's lovely just to sit on the deck and enjoy a glass of wine. It's so quiet, so peaceful."
The couple also own the separate section at the front of the house.
There is much more to discover about this house - it is well worth a visit.
