Part Allotment 209, being 18.3525Ha is the "middle" title. Having approx. 2.1Ha of gentle contour also suitable for horticulture. It too slopes gently to the north and west down to wetland between it and the neighbours. There is maybe a quarter of the eastern boundary not permanently fenced.

1. Lot 1, 12.9403Ha, is on the eastern side of Turner Road, with 1.3Ha eminently suitable for horticulture, a further hectare of moderate land and 9.3Ha of steeper contour. Although all the lots have great views of the Kaimai Ranges (and the sunsets), the Estuary and Mount, this lot has the most commanding views of the Mount and even Tauranga wharf. 2. Sec. 4 SOP 44314 of 29.033Ha, is the largest individual title that stretches south from the estuary. It has approx. 4.5Ha that could be suitable for horticulture, and lies to the north and west . 3. Lot 5 is an area of 13.0334Ha dropping from about 70mASL to the cattle yards. It has 2Ha of gentle contour and 9.7Ha of moderate to steep grazing, down to the western boundary, as with all these lots, there is about a hectare of wetland. This boundary is not true to the title but fenced for convenience.
