A QUEENSLANDER AT TE HORO BEACH!

Birds eye vista for almost 360 degrees, taking in Kapiti Island and the Tararuas - they have had their first dusting of Winter snow - yet you feel cloaked in privacy with a total wrap-around, covered balcony. 4 sets of French doors off 3 sides spill to the veranda giving you options to follow the best weather every single day.

Delight in the EXPANSE of the open plan modern kitchen & living across the top floor, giving you many options for furniture placement....and room to dance!

There is huge loft storage, woodburner, heat transfer, 3 double bedrooms, full bathroom downstairs and guest WC upstairs.

The vendors have painted the house and replaced the roof. And if you are wondering, no, the neighbouring houses do not look in on you...

A bonus to the property is a huge 3 bay garage (including a single and a very long tandem) with doors at both ends, a handy car pit deep enough to stand in, good shelving, plus a large hobby room - or somewhere to throw overflow guests! (Note that the property floor area of 134sqm, stated above, DOES NOT INCLUDE this garage.)

Outside you have a 25,000 litre water tank and a small capture tank, plus a sand spear (bore). As with all Te Horo Beach properties, you have a septic tank system.

Come to an open home or make an appointment to view, any day - salesperson lives at Te Horo Beach.

Tall Poppy Kapiti Coast

Licensed Real Estate Salesperson (REAA 2008), Member of the REINZ

I've sold real estate since 2001, with breaks for other things in life, so in total my selling experience amounts to 11 years and counting, in 3 different regions of NZ.

When I began selling real estate I utilised a huge database of buyers, relied on signage, print advertising, my phone and my car. I sold my listings, my colleagues' listings, as well as other companies' listings - because there was a great inter-company agreement back then. I also worked under the scaled commission fee system and with "teams" of salespeople.

The internet has changed the job description completely. Almost all of the above elements are accordingly no longer necessary, in my opinion. But most salespeople still claim they are.

Tall Poppy does things differently.

My common sense approach, grown from my personal experiences in and with the industry, blends with Tall Poppy's ethos of fairness.

Every salesperson has their own unique methodology and approach, no matter which umbrella company they work under, because we are all a different personality, with different life experiences.

You won't often find me or my listings in print. Why?

I don't prospect (advertise and network) for listings much because I don't want to have my time spread too thin by being too busy. Why?

I do have a different approach, probably, to most other real estate salespeople. Why?

I charge a flat fee, decided on a case by case basis. Why?

If you would like my views about how to sell your property, contact me anytime to arrange a meeting.
