The timeless classic quality, relaxed comfort and wonderful views make this home a must view for waterfront buyers.
In 2000 Allen Bennett Builders constructed two linked townhouses on the corner of Harbour Drive and Kulim Avenue. In line with regulations for new buildings on the waterfront the site was built up to align it with the "Motoriki Datum". The resulting slight elevation adds dimension to the views, increases privacy, and facilitates efficient drainage. The street in front almost disappears from view as Mauao rears across the harbour and at night the lights stream across the water from Pilot Bay opposite.
The corner site allowed for vehicle access from Kulim Avenue behind and thus left all the frontage for living to the views. This townhouse, one in from the corner, has a pretty walled rear garden bordered by mature shrubs.
Because creating dwellings of enduring quality was more important than following fads, this home still exudes the sophisticated comfort it did when it was built. If anything it is better as the current owners have added "tweaks" that improve the living environment. Extra spotlights in the kitchen are just one example.
The way to identify quality is to look at the finishing, check the attention to detail, examine the fixtures, and feel the balance and symmetry of design and building skill. This home delivers on all counts. The solid masonry exterior has wide eaves and covered walkways to ensure dry passage round the home. There are repeating themes inside which also display consistently demanding standards. Varnished timber is used as a trim throughout. Halls are wide, internal French doors are paneled, tiled steps are edged. The three bathrooms mirror each other in the high caliber of the fittings - glass showers, molded hand basins, extensive tiling. The kitchen bench is granite, its brown/black flecks picked up in cabinetry colours. A high front bench forms a shield from the dining area in front.
Windows and sliding doors surround the living area downstairs. They also wrap the master suite and second lounge immediately above. The upper lounge and bedroom open to a large tiled upper terrace, the perfect spot for savouring the views in complete privacy. Having a sink and frig upstairs means the morning cup of tea and evening wines are close at hand. Having a lift negates concerns about constant stair use.
Consider the joys of settling here. You will never tire of waking to the views, basking in all day sun, or enjoying the efficiency of heat pumps when the temperature needs regulating. You can walk the waterfront, potter in the garden, and pop into the CBD which is incredibly close considering how peaceful it is here on Harbour Drive.

read moreI genuinely care about people – and they know it. Approximately 16 years ago when I was at a crossroads not knowing what to do with my career, I was inspired to join the real estate industry and quickly fell in love. Coming from a background in public health and private business management & administration, I was no stranger to hard work and long hours. Real estate is my passion!! I have been fortunate to have worked alongside two major brands in the industry and have remained with the one brand - Ray White. I have almost come full circle – having sold real estate, owned and closed our own franchise and over the past two years enjoyed my role as a team leader to some amazing and talented salespeople Stepping up from sales into a management role has been one of my greatest achievements and I am continually striving to be one of the industries main leaders and role model.
The industry is constantly evolving and with that comes opportunity to continuously upskill and pass on what has been taught to allow agents to become the best versions of themselves. I love seeing new agents grow into successful salespeople and I absolutely thrive on guiding and assisting experienced salespeople in growing their existing business.
In 2020 I joined Crockford Real Estate and assisted the family transitioning from a well established Tauranga family-owned business to two new Ray White Offices taking on the Branch Manager role of both offices – the values of both the Ray White and Crockford families align – traditional with a modern edge – never losing sight of the present and future relationships - and they fit so well with me personally and professionally.
