There are very few genuine examples of art deco influenced architecture in Tauranga, fewer still on substantial sites in the central Avenues.
This house is proudly elevated, situated almost mid point on its 1040m² section. The drive slopes at the front but the big back lawn is playground flat. The home is admittedly a little tired but so chock full of original features, and examples of the sort of craftsmanship you seldom witness today, that lovers of this era will be itching to realize its promise.
Talking the family into it won't be hard when they see the size of the interior, appreciate the extra big site, acknowledge the quality of the neighbourhood and see how easy it is to get to work and schools. Briarley Street families love this quiet safe enclave between busy Tauranga thoroughfares.
The gracious curves that are integral to the design are evident in exterior lines and continue in interior walls and the bay windows in both lounge and dining/family room. Once inside you start to absorb all the attributes that add atmosphere. You'll no doubt keep making discoveries once you've moved in. Look for the recessed ceilings in the lounge. Admire the cornices. No the pelmets over large windows with views to the far hills. Appreciate the skills of a craftsman in joinery and cabinetry. Almost every room has intricate built-in cupboards, most with glass doors. The master bedroom, one of three doubles upstairs, has beautiful guilt-in oak wardrobes.
The living areas and kitchen run along the view side of the home. Bedrooms, bathroom and laundry face the rear grounds. A sunroom opening to the lawn off one bedroom and a big 'lean to' playroom suggest perhaps additions to the original house. The narrow stairs may have been installed later to access what is surprisingly large downstairs accommodation next to the garage. With double bedroom, lounge, plus its own kitchen and bathroom this area could allow a family member to live independently. It also offers extra living space for teenagers. This attractively glass paneled exterior door invites consideration for interesting and spacious home business premises.
There is no denying that there is considerable investment involved in transforming this dwelling into a delightfully deco contemporary home. But it would be hard to find a better location, more attractive site or more appealing interior proportions to work with.
The home is comfortably inhabitable as it is. You may wish to live in it or rent it out while you make plans. It will prove very rewarding to settle here in the middle of the Avenues in a home that deserves the opportunity to become a stand out local landmark and an enduring family home.
