Strike a Pose

From the curb side you will see that with its triple garage and grand foyer this home really does strike a pose. With that in mind there is so much more on offer than what meets the eye so come with me and let me introduce you to your new home. This is a home that you need to put at the top of your list because for the growing family or the professional couple who like to entertain or who frequently host their guests 'in-house' all the hidden 'Extra's' within this home are going to make a difference.
With multiple living spaces (Three in total, One of which is a fully appointed Media/Living room) four double bedrooms and three bathrooms, not to mention all of the bonus technology and 'Eco-heating' systems within the floors and walls. I have to say that all of these things help make this house into an exceptionally well appointed home.

The ground floor includes a large laundry corridor which gives a great 'wet area' for when the kids arrive home from sports. This laundry and storage area discretely connects the garage to the grand double height foyer with its gently curving 'artistic staircase'.
There is no better place to relax and unwind than the formal living/media room with its feature gas fire, ceiling mounted projector, drop down 100" inch screen and garden views. Extra sound proofing has been added into this room to retain and increase the acoustic qualities of your viewing and listening pleasure. During your intermission there's a patio door that gives you access onto a sun drenched and private North facing patio and lawn.

While on the ground floor let me show you the large guest bedroom or maybe gymnasium if you prefer. There's a fully tiled bathroom with under floor heating and glass shower enclosure, toilet and vanity and a generous study nook with built in desk. There could be an option here to use this area including the guest bedroom as a working home office/consult room with it being so close to the front door and separated from the main living areas.
The 'polished stone carpet' ground floor area is heated by a super efficient, multi-zone, in-slab hot water system fired by a "Jeil STS' diesel burner which allows the home to be kept at a constant thermostatically controlled temperature during our cold winter months and by all accounts is very easy and super efficient to run when heating a home of over 300 sqm. In fact so efficient that the owners tell me that they don't require any other heating for the upper level of the home.

A large kitchen with central counter which doubles as a breakfast bar becomes a real focal point with its views to the garden and this I'm told makes mornings a little easier when you can catch those early morning 'rays' . This North facing kitchen/dinning/living area is built to be thermally efficient too with the large double glazed windows allowing the sun to heat the concrete carpet thus reducing heating costs thru residual heat being released slowly throughout the day and into the night. At one end of the kitchen there is a formal dining area which is balanced by the casual seating/living area at the opposite end. Large sliders opposite the kitchen counter take you out to the garden and wrap around patio area running the fall length of the North face of the home thus giving you a very large entertaining area for those casual or formal affairs on our balmy summer evenings.

From the foyer the graciously curving stairway draws you up towards the third living space and its views out towards the north as well as back out across the double height ceiling void. This mezzanine area allows all of the upper room's access to a very sunny reading or casual living area which means plenty of space for you and the kids when they have their friends over.

Here on the upper level off of the 'Mezzanine Living' you will find the Master bedroom suite, two double bedrooms and the family bathroom.

The Master suite entices you with its double doors and large picture windows. "Ladies" prepare yourself for the cavernous walk in robe with built in dressing table which I'm told will easily swallow a substantial collection of shoes and clothes, not to mention all those accessories you would 'need' to complete your ensemble such as the hats, handbags, scarves and jewellery. On entering the Master ensuite and your private sanctuary you will automatically be drawn to a visual piece-de-resistance which is the 'specially commissioned' river stone double wall hung vanity with floating basins, fully tiled floor and double shower enclosure with a feature of river stone tile inserts.

With a large well appointed family bathroom tiled (heated of course) in a neutral colour with a full bath, enclosed shower and floating vanity this will make sure that the kids or guests have plenty of space while 'freshening up'.
There are a few extra's too that need to be pointed out like the fact that all of your hot water heating needs are provided by a Solar Hot water system on the North face of the roof. The media cabinet with hardwired zones for surround sound and 'pre-wired' for further home theatre, Sky 'Magic Eye's' in the Master bedroom and Family room. While all bedrooms, the study and living room have phone and internet jacks. For securities sake and to deter those unwanted guests the home has an active multi zone hardwired Alarm system with smoke detectors and can be monitored or unmonitored at your discretion.

Now that you have read what this home has to offer' there are only two decisions that you need to make One... How soon? and Two...How much? so with that in mind pick up the phone and call me to discuss How soon you would like to view this master piece of a home then once you have seen it for yourself we can discuss just how quickly you would like to make it your own.
