Home and Income or a Double Dip

This 1920s dwelling is at present configured as two self contained flats but has the potential to be turned back into a large home with the hidden original stairwell still in place.

The two bedroom upstairs flat with lovely character features has been partially renovated including new carpet and a new bathroom. It's comfortable throughout so you can live in it and love it as it is or use your own creative flair to continue with the enhancement to your own taste.
The one bedroom downstairs flat has been renovated with style for modern living and has the benefit of a courtyard for outdoor living.

Nestled in a well established cul de sac away from the hustle and bustle from the main thoroughfare it enjoys great sun and a pleasant outlook across the suburb to the city and everything in between.

All this in a good location with Melrose Park and play area a few metres away and the bus stop around the corner. Major shopping centres in Newtown and Kilbirnie, the airport, eastern beaches and the city are all within easy reach with a choice of routes.

The ideal set up for those who want to live in one and rent the other for additional income, blended and extended families, those who host frequent guests, or investors. BEO $698,000. OPEN HOME SUNDAY 10 December 1.30 - 2.00pm

Ray White Kilbirnie

Licensed Real Estate Salesperson (REAA 2008), Member of the REINZ

have come to Real Estate after a successful career as a primary school teacher. I first had to do my compulsory country service at Makomako School in the Wairarapa, then taking on the responsibility of Infant Mistress at Strathmore Park School, relief teaching at various schools and finally as Senior Teacher at Newtown School working with new entrants, the Reading Recovery programme, and children for whom English was a second language.

I have always enjoyed being involved with children - as a Play Centre Supervisor at the Island Bay Play Centre while our three children attended - primary school netball coach, and volunteer at Ronald McDonald House.

As a pastime I have enjoyed working in many service industries - as a week end motel cleaner, cafe assistant, hotel waitress, barmaid and receptionist, and usher at the Town Hall, Michael Fowler Centre, St. James Theatre, Opera House and TSB arena.

Through my husband Gordon, I was involved in the Island Bay Lions Club and take an active interest in and support many community activities and fundraisers.

I am fortunate to have a husband who supports me in my work and patiently assists me at open homes as extra security for the home, puts up the For Sale and SOLD signs and delivers fliers advertising the homes.

It is always a privilege to be entrusted with the marketing and sale of a property and a challenge to help people find satisfaction in not just a house but a home.

I love the Real Estate business and the opportunity it gives me to meet and work for people from varied backgrounds and diverse cultures.
