Downsizing can be a wrench and the owner of 35B Crownhill St is certainly finding it so.
"I know it is time to go; my health has given me a few problems and a smaller home is practical but that doesn't mean I want to leave this house and garden," Jean says.
Jean and her husband bought the property in 1992. "I wanted a sea view and my husband wanted a decent workshop," she says. "Being up high I was expecting to get what I wanted and I was not disappointed. The views from every room are magnificent." Her husband went down the stairs to the basement-garage area and he too was blown away - but more about that later.
This property has a wealth of welcome surprises.
The house sits at the end of a right-of-way and Jean and her husband made sure they owned their half of the driveway, avoiding any possible problems in the future. The houses around provide wonderful shelter from the westerly winds and ensure that 35B is in a warm, sunny cocoon. The driveway extends round and down to the lower level to the enormous basement area and plenty of parking. A white picket fence beyond the small lawn, holding two goldfish ponds, is not the boundary of the property. That extends down the bank beyond that Jean has planted with agapanthus and nasturtiums and the view is one of those surprises - rather than the city dwellings one would expect there are a number of lifestyle blocks providing a peaceful rural outlook.
Probably the first impression of 35B is the immaculate condition of the lawns and gardens. Everything is perfectly groomed and well thought-out, picture perfect without being too fussy or high maintenance.
The house is equally as immaculate. Built in 1964, it has three large bedrooms, one large bathroom and separate toilet, a kitchen, lounge, dining room, family room and a very large laundry. A terrace runs down the western side and around the front, providing sun-filled shelter and views of the port, the Tasman, three mountains in the distance and right up the Taranaki coast. It's soul food stuff.
"It's such a peaceful neighbourhood we can enjoy these views at any time," says Jean.
Through the years, Jean and her husband have made serious renovations to the house, bringing it into the 21st century. Firstly, they put in a new kitchen with all the mod cons expected, plus cupboards and bench space aplenty. The kitchen sink lies below a large window that overlooks the terrace and the magnificent sea view. An unexpected difference is the under-bench water cylinder that supplies hot water to the kitchen only.
The bathroom was born and holds a shower, an enormous, beautiful vanity unity with a heated mirror to get rid of the steam, plus an xpelair, and the coup de grace - a large corner spa bath. The towel rail is heated and there is a heater on the wall. Continuing the heating theme, two nightstores stand in the hallway and in the large, elegant lounge is a gas fire with schist surrounds.
The roof was tiled in 2009. Two years ago Jean really got busy; she put in a stacker door that leads from the family room to a secluded little lawn and garden area; new windows, all of which are double-glazed and tinted and framed by new venetian blinds and drapes. Pure wool carpets were laid throughout the house, Pink Batts were put in under floor and in the ceiling and the house was painted.
A single garage (carpeted) is directly below the internal access and next door is the man shed to beat all man sheds. The whole area is as immaculate as upstairs and is large enough to house two or three cars, a boat, a campervan and a family
.
This is a property with enormous appeal. Anyone wanting peace and quiet, views to die for and luxurious comfort will want to see 35B Crownhill St.
