My wife and I recently purchased our new home through the Anne Duncan team. After many months missing out to investors or not meeting vendor expectations at auction when we had reached a point where we had almost given up. Luckily we spotted our property on the AD website however the auction was in three days and there was lots of interest . Anne and our charismatic agent Vincent were available to meet our requests at the last minute and were very helpful on auction night . They had clearly worked with the vendor to set a realistic reserve and meet the market. Their casual yet professional approach put us at ease on one of the most stressful nights of our life. After success at the auction they were available through to settlement to answer various questions and liaise with the owner. We are writing to say how impressed we were in using Vincent Barnao for the recent sale of our Mt Albert property. Given we reside overseas this made it all the more challenging, however with Vince in control it all went smoothly. Vince kept us updated via, email, text and phone calls as to open homes and interested parties throughout the whole selling process. We’ve just about stopped pinching ourselves and finally believe that you did, in fact, sell our Sandringham property in about a fortnight! We’re dining out on the story. Being overseas for part the time did make us a bit nervous but, true to your word, the sale was achieved with the minimum of fuss. We recently sold a property in Auckland using Vincent as our agent. Our property was tenanted and the tenants became reluctant to support the sale process, in fact threatened to cause problems. Our letting agent seemed unsure of how to proceed. Vincent was diplomatic and skillful in his handling of the situation and we achieved a stress free sale. I recently sold my property at 1244 New North Rd, Avondale and employed Vincent Barnao as my agent. Throughout this process, Vincent was 100% professional and honest with me. He provided accurate feedback from all open homes, with frank opinions which was very helpful in terms of gauging the pricing and saleability of the house in the current market. I appreciated his input particularly with pricing, which enabled me to clear the exact price I had in mind when I began the process of selling. I also appreciated the high road he took stating from the beginning, that if I was unhappy with any stage of the 3 month contract I signed, we would agree to discontinue the contract. Vincent demonstrated a very keen awareness of any legal and ethical obligations on behalf of all parties involved as well. Something I was not aware of as a seller, when I only had one objective from my point of view. And I appreciate that in particular in hindsight. Vincent also added little extras which were very nice, arranging for flowers to be present at some open homes, the best deals on advertising, and also taking particular care of security issues which were unique to my house, which was a huge priority for me. He also handled the tenants that were in the house at the beginning of the contract with great diplomacy, bearing in mind their concerns, and rights as well. All in all, it was a very good result, in a very difficult market. I have learned from this process that selling a house in this current market is a bipartisan equation. It takes a motivated vendor, and especially a professional and astute agent to achieve a good result. And I’m very glad that Vincent was so instrumental in achieving this. We had the pleasure of working with Vincent Barnao nine years ago, when we bought our first family home and again recently when it came time to sell it. Both experiences - as buyers and vendors - were virtually identical, which is testament to Vincent's respect for all parties in the process as well as his evident professionalism.
